Common Autogate Problems We Fix

A good technician confirms the mechanical load and checks the cheap things first — sensor, capacitor, battery, remote receiver — before condemning the motor. If a contractor jumps straight to “change the motor,” you may be paying for parts before anyone has found the real root cause.

  • Motor · Swing / sliding

Gate won’t move, opens one side only, slow, or burning smell

The arm or sliding motor may be worn, overheated or strained — gates on a slope wear the motor faster. We diagnose the load first, then repair or replace the motor (often with a heavier-duty unit). One side failing today often means the other side is next.

  • Control board · PCB

Gate dead after a thunderstorm, or opens by itself

Lightning and power surges are a leading cause of burnt control boards in Malaysia’s climate. We inspect the control panel and transformer and replace the faulty board — common brand boards are carried for same-visit swaps where available.

  • Remote · Receiver

Remote only works up close, or stops working in the rain

Usually a weak remote battery or an ageing 330MHz receiver that has lost range. We replace the battery, re-pair the remotes, and where needed upgrade an old 330MHz receiver to a stronger 433MHz unit with new remotes.

  • Backup battery

Gate won’t open during a blackout, or runs very slowly

The backup battery (typically a 12V 7Ah sealed lead-acid unit) wears out and stops holding charge; a slow gate is often running on a failing battery. We replace it with the same spec and check the transformer.

  • Safety sensor · Photocell

Gate opens fine but won’t close, or keeps reversing

Usually a dirty, knocked or faulty infrared safety photocell — the gate reads a blocked beam as an obstruction and refuses to close. Often a quick clean, realignment or sensor swap. This does not require a motor replacement.

  • Mechanical · Rollers / gear / track

Grinding or squeaking, jamming, or stuck halfway

Worn rollers, pinion gear, rack, bearings, a rusty or bent track, or a misaligned limit switch — accelerated by Malaysia’s humidity and missed lubrication. We replace the worn parts, realign and re-balance the gate. Please don’t force a stuck gate — it can damage the gearbox.

Autogate Brands We Repair

We service the systems most common on Malaysian landed homes — across brands, not just one. Tell us your motor brand and model on WhatsApp and we’ll confirm whether the right specialist and parts are available.

  • Mass-market · Swing / folding / sliding

DNOR, OAE, FBM, Magnet (MAG), Tronica

The workhorses of Malaysian homes: DNOR arm motors (Turbo 880, Model 712, 212, 212K), OAE 333A swing/folding arms, FBM sliding and swing motors, Magnet swing/sliding systems, and Tronica heavy-duty sliding motors. Most are DC with a backup battery so the gate still works in a blackout.

  • Premium · Imported

    FAAC, BFT, Nice, GIBIDI (Italian)

Premium swing, sliding and underground systems found on higher-end homes. We diagnose and repair where parts are obtainable, and tell you up-front if an imported part needs ordering in.

Repair or Replace?

A fair indication, not a hard rule. As a guide, an older motor with repeated faults can cost more to keep patching than to replace, while a single cheap fault on a younger motor is worth repairing.

Lean toward repair when…Lean toward replace when…
Motor is roughly under 7–10 years old and the symptom is minor (slight noise, slower travel). Motor is well past 7–10 years and failures are getting more frequent.
The fault is an isolated, affordable part — sensor, limit switch, capacitor, remote receiver, wiring. You’re in a repair loop — fix one side this month, the other fails next.
It’s a first-time failure, not a pattern. Cumulative repair cost is approaching about half the price of a new motor, or parts are discontinued.
Quick guide: under ~7 years with one isolated, affordable part → repair. Over ~7–10 years, repeat failures, or a repair bill nearing half a new system → replacement is usually the better value. We’ll give you the honest call for your gate.

Pricing Approach

Autogate repair pricing depends on the fault, the part and your motor brand, so — like every honest installer in Malaysia — we scope it from your photos before quoting. As an indicative guide drawn from market rates: a common arm-motor repair often falls in the RM300–RM800 range, a full motor replacement around RM1,500–RM3,500, and backup-battery or remote work at the lower end. Control boards, sensors and remote duplication are quoted after inspection.

These bands are a realistic starting point so you can decide whether to dispatch — not a fixed quote. The Platform does not set, hold, confirm, or arbitrate prices. The price you pay is agreed directly between you and the technician on WhatsApp before dispatch — not on arrival. This prevents bait-and-switch and avoids on-site arguments.

If photos or scope reveal more (a heavier motor, a discontinued part, additional mechanical wear), the technician re-confirms the band before leaving. You decide whether to proceed.

Safety & Compliance

An autogate is two systems in one. The control side — motor, board, limit switches, remotes and the infrared safety beam that reverses the gate on an obstruction — runs at low voltage. The mains side is the 240V supply feeding the control box from your house DB, and that is the regulated layer.

Where mains wiring is involved, MyLock’s practice is to have it carried out to Suruhanjaya Tenaga (Energy Commission) standards by a licensed wireman, with the appropriate completion documentation where required. Faulty autogate wiring is a known fire risk in Malaysia, so we don’t cut corners on the 240V layer. Safety photocells, while not a universal legal requirement on residential gates, protect children and vehicles — we check and recommend them as standard.

Note on scope: autogate work is low-voltage control plus a mains-powered controller — the standard licensed-electrician trade. It is not the high-voltage EV-battery trade, and we don’t conflate the two.

How Dispatch Works

From your first WhatsApp message to a tested, working gate — a clear path with the price agreed before anyone is sent.

You message us

WhatsApp +60 17-273 9405 and tell us what your gate is doing — stuck, won’t close, dead, remote not working.

We scope the fault

Send photos or a short video of the gate, the motor and its brand/model. This lets the technician identify the likely fault and the parts to bring.

We confirm location

Share your location pin. Coverage spans Klang Valley and Negeri Sembilan; we’ll tell you up-front if you fall outside our roster’s reach.

Price agreed before dispatch

The technician indicates scope, an ETA, and agrees the price band with you on WhatsApp before travelling. The Platform does not set, hold, confirm, or arbitrate prices.

On-site diagnosis & repair

The technician confirms the root cause on arrival and repairs it — showing and returning any replaced part. If the real fault differs from the photos, the price is re-confirmed before work proceeds. The Platform does not set, hold, confirm, or arbitrate prices.

Tested · Rating gate

The gate is cycled and tested before sign-off. Payment is between you and the technician at the agreed price, then a short rating prompt shapes who stays on the roster.

If no technician is available right now — we say so on WhatsApp. We don’t dispatch ghost technicians, and we don’t leave you waiting in silence.

Autogate Repair FAQs

Why won’t my autogate open or close?

Common causes are a worn motor, a burnt control board (often after lightning), a dirty or misaligned safety sensor, a dead backup battery, or a remote/receiver fault. We diagnose the actual cause before recommending any part — many fixes are cheap and don’t need a new motor.

Why does my autogate open one side only?

On a twin swing gate this usually points to a weak or failed arm motor on that side, a wiring fault, or control-panel leaf-timing. A technician confirms which on-site; if one motor has failed, the other is often close behind.

My remote only works up close — can you fix it?

Yes. It’s usually a weak remote battery or an ageing 330MHz receiver that has lost range. We replace the battery and re-pair the remotes, and where needed upgrade to a stronger 433MHz receiver with new remotes.

How much does autogate repair cost in Malaysia?

As an indicative guide, a common arm-motor repair is often RM300–RM800 and a full motor replacement around RM1,500–RM3,500; boards, sensors and remotes are quoted after inspection. The Platform does not set, hold, confirm, or arbitrate prices — your final price is agreed with the technician on WhatsApp before dispatch.

Should I repair or replace my autogate motor?

Under about 7–10 years with a single affordable fault, repair. Past that, with repeat failures or a repair bill nearing half a new system, replacement is usually better value. We’ll give you the honest call for your gate.

Can you repair my gate the same day?

Often, yes — where a technician is available and we carry the part for your brand. Send photos and your motor brand on WhatsApp and we’ll tell you up-front what’s possible, or say so honestly if it isn’t.

Do you repair DNOR, OAE and other brands?

Yes — we service the common Malaysian systems including DNOR (Turbo 880, 712, 212, 212K), OAE 333A, FBM, Magnet and Tronica, plus imported FAAC and BFT where parts are obtainable.

Is it safe — who handles the wiring?

The 240V mains supply to the control box is handled to Suruhanjaya Tenaga standards by a licensed wireman where required — faulty autogate wiring is a real fire risk. The low-voltage control and sensor work is done by the autogate technician.
